TTTEN TIPS FOR HOW TO STAGE YOUR HOME
    1. Get Rid of Clutter
      If you’re not using it…pack it away. Less is more. Clear counter & vanity tops, keep accessories on all surfaces to a minimum. Keep closets orderly…buyers WILL look in closets and cupboards, and those spaces will appear larger if you put away last season’s clothes and unused dishes or small appliances. Remember; how you live in your home and how you sell it are two different things.
    2. Clean, Clean, Clean
      Clean every room thoroughly. Clear away cobwebs, clean light fixtures, wipe water spots from faucets, make appliances sparkle- whether they’re included in the sale or not. “Clean” implies that the home is well maintained - a definite value!
    3. Front Entry/ Curb Appeal
      Making a great first impression is paramount. Paint the front door if it looks dingy, add a potted or hanging plant, replace a worn door mat with a new one. Drive by with a discriminating eye and make sure the yard and pathway to the door is neat and welcoming.
    4. Freshen/ Paint
      Nothing gives rooms a lift like a fresh coat of paint. It’s the quickest, most affordable upgrade you can do. Your best bet is a light, neutral color to keep spaces looking larger.
    5. Fix/ Repair
      Don’t ignore missing tiles, loose trim, chipped plaster, peeling wallpaper, unfilled nail holes…it all adds up and the buyer doesn’t need a “to do” list when they move into their new home.
    6. Garage & Basement
      Clean and organize garage and basement. If either is packed with items, get a storage space and move all items you’re not using. A dirty, messy garage or basement can look overwhelming to a buyer and can be a deal killer.
    7. Wide Open Spaces
      Arrange furniture to make rooms appear open and inviting. Put away extra furniture if necessary. Too much furniture shrinks a space.
    8. Lighting
      Replace dated light fixtures. Dark equals small and dingy…keep rooms bright!
    9. Air it Out
      Before a showing, open a window for 10 minutes and let some fresh air in. Eliminate any pet or smoke odors. Pets and smoking odors can be real deal killers - if you've painted and cleaned carpets in preparation to sell then do your best to refrain from smoking in the home and make sure the dog or cat is "house-trained." Potpourri or scented candles can help - but go easy.
    10. Final Touches
      Depending on your budget, adding a new bedspread, towels, throw pillows or even new carpeting & flooring can help you get top dollar. Fresh flowers are a great finishing touch.
